I would like to suggest that Athom or Developers prominently flag if an app will either work or not work in different regions. Listing both options wouldn’t be practical, so just calling out the easiest makes sense. Examples: Works Globally, Works only in the Netherlands, doesn’t work in North America, etc. Would save user time loading and trying to configure an app which may not be functional outside their geographical area.
How about also adding “this app doesn’t work at the moment”.
The app store looks more like a commercial , because, the apps below don’t work @ Pro 2023, and and a certain amount of them don’t work @ Pro 201x as well

As far as I know, the app I used as an example does work, but only in other regions. Same applies to Homey Life 360. Some apps clearly call out only being functional regionally. First filter in the app store is Homey/Homey Pro compatibility. Having spent my time and that of a few authors in some cases, I or possibly others could decide early to not to download and attempt to get an app to work if they knew it didn’t work in their region. Just a suggestion.
Also, many apps do not work with all version of Homey. I.E. Homey Pro 2023. The filter only provides for Homey/Homey Pro. I waste time clicking on apps that I can not use.
Probably that is the case when you install the apps by adding a new device, or from installing apps from the ‘apps’ tab at the mobile app.

I can’t find anything in that app that would limit it to a particular geographical region, so the app developer probably isn’t even aware that it has (out of curiosity: what happens when you try to run the app? at which point does it fail, and how?).
In the example of Life 360, I loaded the app and tried to get it functional. I do use teh same app on my phone, successfully. My login credentials didn’t appear to work, app uses an email address and the US app aligns to a phone number, I think that is the core difference. I worked with Life 360 directly to validate my login in case I was missing something. I did reach out to the author and he validated its only functional in Europe, not internationally.
I have repeated the process with a few other apps only to discover not functional in my area. Some apps do indicate regional restrictions, some do not. Just think a simple sentence on the app page would help, probably in same location so users wouldn’t have to search for clarity.
I do agree with Peter, the first filter I referred to whether an apps functionality for different Homey products is pretty clear in the opening selection process and again when reviewing specific apps as I have seen a yellow noted zone.
